For those of you that are not home owners within the 1,000 foot surrounding area of the New Proposed Project on 89A, you probably didn't get a notice in your mail box on July 2, 2009, from the Sedona Dept. of Community Development. It states that they have received an application for Zone Change, Subdivision and Development Review for a Mixed-Use development comprised of Commercial, Residential and Religious Institution Facilities. The Project has asked that approximate 15 acres, including Windsong and surrounding properties, have a Zone Change from C-2 (General Commercial) and RMH-10 (Mobile Home and Single Family), to What?
The Project, known as RED ROCK VILLAGE, is proposing approximately 70,000 sq. ft. of Commercial Space on the First level, with 180 Residential Units on the First, Second, Third, and yes, Fourth levels. This will include 693 Parking Spaces, 293 of which will be Subterranean. The Wesleyan Church's 14,630 sq. ft. Sanctuary and Coffee House, 10,830 sq. ft. Multi-Use Facility, 7,070 sq. ft. Education Center, Outdoor Plaza, as well as a 7,500 sq. ft. Outdoor Children's Play area, will be on 6 of the 15 acres.
There was a meeting on July 14, at the existing Wesleyan Church, hosted by Pastor Frank. Owner Doug Huberman, Chief Operating Officer, started the meeting by explaining His Vision for the project, followed by Stephen Thompson, Architect, Who explained the plans. A few of the Residence, who had been notified attended the meeting, and had many questions regarding the Density of project, Lighting, Noise, Traffic, Etc.
Here are my thoughts.
-What type of Real Estate Partnership has been filed, to allow the residential units to be counted on the 6 acres of Church Property? This was brushed over at the meeting. (They are asking for 12 units per acre, times 15 acres.)
-How can they ask for 180 residential units, when they don't presently even own approx. 2 of the 15 acres?
-If this is one project, as stated, why are they using 2 different architects, and 2 different set of plans?
-If this is a 'Community Oriented' Project, why are they using California architects?
-Why are the renderings of the project so different from the actual plans? Well, I've been in architectural design for over 37 years now, and know the answer to that question, and it's not honest.
-Lastly, do ee really need more vacant store front and rental signs on 89A?
